A good modern Arabic villa balances three things: a well-placed majlis for guests, real privacy for the family, and a layout that handles heat. Here is how designers usually approach each one.
A majlis is a reception room for welcoming guests. It is usually placed near the main entrance, often with its own access and a nearby bathroom, so visitors do not need to pass through family living areas.
Shaded courtyards, deep overhangs, light-coloured exterior finishes, good wall and roof insulation, and cross-ventilation all help reduce heat. Orientation matters too: limiting large windows on the sunniest sides keeps interiors cooler.
3D exterior and interior renders let you see the facade, majlis and living spaces before building starts. This makes it easier to change finishes, window positions or room sizes while changes are still inexpensive.
